You pick it, and we handle the rest.

The Gifts

IV. Two-Person Home Sauna
Warm cedar, soft lighting, and heat that melts the day away, made for two and just steps from your bedroom. Installed in your new home, it’s your private escape whenever the mood strikes.

V. $10,000 Cash
Furnish the living room, throw the housewarming party of the year, or keep it for whatever comes next. Your move.

Offer valid only on new home purchase contracts with Ventura Homes that close and fund on or before December 31, 2026. Limit one (1) gift per closed home, regardless of the number of buyers. The gift must be selected at closing by a buyer named on the purchase contract and is non-transferable.

Approximate retail value of each gift option is up to $10,000; actual value varies by selection. Gift options, brands, models, and styles are subject to availability, and Ventura Homes reserves the right to substitute an item of equal or greater value.

The Louis Vuitton gift consists of three (3) bags selected by Ventura Homes. The sauna gift is a two-person home sauna installed at the purchased home; model and installation location are subject to site conditions and Ventura Homes’ approval, and a credit of equal value may be offered if installation is not feasible. The travel gift is a choice of one (1) trip to Napa Valley, California, or Costa Rica, with a total value up to $10,000. Travel is subject to availability, blackout dates, and the travel provider’s terms. International travel requires a valid passport, which is the buyer’s responsibility.

The $10,000 cash option is provided as follows. For buyers financing their purchase, the $10,000 is applied as a seller credit toward the buyer’s closing costs, prepaid items, and/or discount points, subject to the buyer’s lender approval and the contribution limits of the buyer’s loan program. The credit will be disclosed to the buyer’s lender and reflected on the Closing Disclosure. No portion of the credit will be paid to the buyer in cash, and any amount that cannot be applied under the buyer’s loan program is forfeited; a buyer whose lender cannot accept the full credit may instead select a non-cash gift at closing. For buyers purchasing without financing, the $10,000 is paid directly to the buyer at closing.

The buyer is responsible for any taxes associated with the gift; Ventura Homes may issue IRS Form 1099 where required. Gifts are not redeemable for cash except as stated above. This offer cannot be combined with other offers, incentives, or discounts unless approved in writing. Ventura Homes reserves the right to modify or end this offer at any time; changes will not affect contracts already executed.
