The Ventura Buying Process
Buying a Ventura home is simple, straightforward, and designed to be an enjoyable experience from start to finish.
Step 1 — Get Pre-Approved
If you’re financing your home, start by obtaining pre-approval from a lender. You’ll provide information about your income, assets, and employment, and your lender will outline the documents needed.
Once you’re pre-approved, you’ll know your price range — and you’re ready to shop Ventura homes.
Step 2 — Choose Your Home
We offer a variety of floor plans, styles, and neighborhoods, with homes at different stages of construction.
Need to move quickly? Choose a completed home.
Want to watch it come to life? Select one early in the build process.
Each home has a projected completion date to help you plan confidently.
Step 3 — Contract & Deposit
Once you’ve selected your home, you’ll sign a contract and submit a deposit (typically 1–3.5% of the purchase price).
Your deposit determines whether design modifications are available. Any approved upgrades are paid separately before closing.
Step 4 — Construction
Now the fun part — watching your home come to life. Our team oversees every detail to ensure quality craftsmanship and thoughtful execution.
Step 5 — Final Walkthrough
The week before closing, we’ll complete a walkthrough together. We’ll review appliances, warranty information, and address any final details to ensure your home is ready.
Step 6 — Closing Day
On closing day, you’ll complete final paperwork, receive your keys, and officially become a Ventura homeowner.
